WHAT WE DO
GROUND-UP DEVELOPMENT
We make decisions that weigh costs, risks, and impacts to achieve the optimal outcome. We only take strategic and appropriate risks, often employing “common sense” in order too quickly and effectively make critical decisions and execution of new acquisitions, development and construction opportunities for our investors.

We are responsible for driving the modeling, acquisition, development, governmental entitlements, design team and overseeing the general contractor through delivery of the building.

VALUE-ADDED REPOSITIONING

We help property owners and property management companies evaluate potential of increasing marketshare, competitiveness and projecting increases of net operating income through capital improvements and market repositioning of a property.
​
We prepare competitive property analysis to determine our position within the primary market area. We review city, county and (ADA) American's with Disabilities Act ordinances and regulations to determine compliance, potential cost triggers (fire sprinklers, handicap access, etc.).
We then evaluate and recommend cost effective capital improvements by engaging community staff, architects, engineers, and general contractors to deliver a comprehensive plan which includes improvement costs, critical path model, and timing.

We also propose logistical solutions to minimize the disruption to residents and staff during improvements.
